Property owners lose thousands of dollars every year through delinquent or unpaid rent. At Action Properties, we are working to help you change all of that. We screen all of the tenants before they move in by running a credit report and unlawful detainer verification, drive by their current residence if it is in the area, phone all references and verify their employment.

Action Properties will also take the hassle out of property management for you! We take care of all of the tenants problems and complaints. We have a quick, excellent in house maintenance service for repairs and you let us know when you want to hear from us by setting the approval limit for repairs. We will do annual inspections of the property and provide you with a list of suggested maintenance items needed on your property.

Over the 25 years that we have been in property management, we have created our own detailed computerized forms because each property and person are unique. We also provide you with a monthly statement of income and expense for your property as well as an annual statement for your tax return. All rents are put into a trust account and any excess income over expenses are distributed to you monthly.

Lastly, we would like to tell you a little about ourselves because a business is only as good as the experience behind it. We are both licensed by the Department of Real Estate. Joe has also been in maintenance for the past 32 years and is a licensed General Contractor.  Marvin has his B.A. in Accounting. He has worked for corporations in all facets of accounting and also prepared income tax returns for several years and holds a brokers license. We both have been in property management for the last 20 plus years and have created this business through hands on experience. We like to hear from all of our clients and will take ACTION to give you a better service.

RENTAL OF UNIT

Advertise in the local newspaper - at Owners request
Rental signs displayed on the property if requested by owner
Show the rental unit
When application is received:

Run Credit Check and Unlawful Detainer Report
Drive by current address if in the area
Phone all references and verify employment

After rental agreement is signed:

Walk through rental unit with tenant
Go through check sheet to note any problems with unit
Point out all utility shut-offs

PROPERTY MANAGEMENT

Set Up:

Notify tenants of change of management
Inspect the premises and note any problems
Contact the tenants to find out about any current problems
Set up account in computer
Go through unit to see if there is any way to save the owner money

Management:

Collect rents and deposit into trust account
Serve 3 and 30 day notices if needed
Annual inspection of premises to check smoke alarms and for any owner liabilities
Monthly and annual statements
Pay any bill requested
In house maintenance
24 hour emergency service
No management fee charged if no rent is collected
